HMOs & shared houses

Fire risk assessments for HMOs and shared houses

If you own or manage an HMO, you're responsible for fire safety in the shared parts of the building, and your council and insurer will expect a written fire risk assessment. I'll assess the property against the guidance councils use, and give you a clear report with a prioritised action plan, at a fixed price.

Questions landlords ask

Does my HMO need a fire risk assessment?

Yes. Fire safety law covers the shared parts of an HMO, like hallways, stairs and shared kitchens, and since October 2023 the full assessment must be recorded in writing. Councils often ask to see it as part of licensing.

What will you look at?

Escape routes, fire doors, alarms and detection, emergency lighting, fire separation between rooms, and how the property is managed day to day.

How often should it be reviewed?

Regularly, and whenever something changes, such as building work, a new layout or a change in who lives there. I can review an existing assessment from £179.

Do you fit alarms or fire doors?

No. I assess and recommend, so my advice stays independent. I'll tell you exactly what's needed and you can use any contractor you like.
