Short answer — probably yes.
If people are paying to stay at your property, you’re legally required to have one.
Same goes for HMOs and any business premises.
Should something go wrong and you don’t have one, your insurance likely won’t cover you, and you could face enforcement action.
How long does an assessment take?
It depends on the size and complexity of the property.
A small Airbnb might take 30 minutes on site, while a larger HMO or business premises could take several hours.
I’ll always give you an idea of what to expect before I visit.
Do you install fire alarms or equipment?
No — my job is to assess your property and tell you what’s needed.
The report will detail exactly what equipment or changes are required, and if you need local installer recommendations, I’m happy to help point you in the right direction.
What is a 'Guest Safety Pack'?
Every serviced accommodation assessment includes a guest safety pack for your property. A framed emergency location document and an Action Notice.
It’s there for your guests, it looks professional, and it ticks a compliance box without you having to do anything.
