Short lets & serviced accommodation

Fire risk assessments for short lets, from someone who's run them

I've managed short lets myself, so I know how your property actually works: quick changeovers, guests who've never stayed there before, and owners who'd rather not think about fire safety at all. You get a proper assessment, a report written for short lets, and a guest safety pack ready for your guests.

Why hosts use me

I've been on your side of it

I ran a short-let management business before I became an assessor. I know what's realistic in a working let, and what isn't.

I know the guidance inside out

Assessments follow the government guidance for paying guest accommodation and PAS 79-1:2020. No guesswork, no gold-plating.

A report written for short lets

Not a generic office template. It covers what matters when guests sleep somewhere unfamiliar: escape routes, alarms, doors and locks, and what guests need to know.

A guest safety pack, ready to go

Emergency information and fire procedures, ready to put up in the property or add to your guest book.

Questions hosts ask

Do I legally need one?

If you let a property to paying guests, yes. Fire safety law treats it as a business premises, and since October 2023 the full assessment has to be recorded in writing. Insurers often ask to see it too.

I've already got one. Is it still valid?

It should be reviewed regularly, and whenever something changes, like new furniture layouts, extra beds or building work. I can review an existing assessment from £179.

Do you fit alarms or equipment?

No. I assess and recommend, and I'll tell you exactly what to buy and point you to installers if you need one. That keeps my advice independent.

Where do you cover?

I'm based in Lincoln and cover the East Midlands and beyond. If you've got several properties further afield, get in touch.
